Community Shortlist
Three groups of Calgary communities, mapped to what downsizing households actually ask for: walkability and freedom from maintenance, genuine single-level housing, and proximity to medical and everyday services.
There is no single best community to downsize to — there is only the community that matches what a household wants to keep. The three groups below cover the criteria Calgary downsizers raise most often: living without a car, living without stairs, and living close to services. Within each community, every link opens the full community guide and, where available, current home values for that area.
Inner-city districts where groceries, restaurants, medical offices and transit are on foot, and the door can simply be locked for a month away. Housing is predominantly condominium and townhome — the lowest-maintenance ownership model in the city.
Walk score 97 · multiple CTrain stations · 17th Avenue restaurants and services
The most walkable district in Calgary. Condominium product at every price point, with the strongest rental and resale liquidity in the city.

A genuine village atmosphere with the Elbow River pathway at the doorstep — and a broad mix of condominium and character housing.
Walk score 94 · Sunnyside CTrain · Bow River pathway
Independent shops, cafés and the river pathway within a few blocks. Consistently one of Calgary’s most desired inner-city addresses.
Walk score 90 · CTrain · 1st Avenue restaurant district · downtown across the bridge
A walkable, characterful northeast district with a thriving restaurant corridor and quick access to the downtown core.

Calgary’s oldest neighbourhood: a heritage streetscape, river pathway access, and a genuine village main street.
Walk score 88 · 33rd Avenue village · Sandy Beach nearby
A complete walkable village with condominium and townhome product, and Altadore’s single-family streets immediately adjacent.
The scarcest category in Calgary. These 1960s-to-1990s communities contain real bungalows and low-density single-level housing on generous lots, with mature trees, established retail and — in several cases — hospitals, recreation centres and lake amenities within a short drive.
Established 1967 · private lake · Fish Creek Park · Southcentre Mall
A large stock of bungalows and low-density homes, two private lakes, and an active community association. One of the strongest long-term holds in the city.
Established 1969 · golf course · Southcentre Mall · MacLeod Trail medical and retail
Wide, tree-canopied streets with an abundance of bungalows and generous lots — plus some of the best retail and medical access in the south.
Established 1966 · golf course · Chinook Centre · Heritage Park
Large lots, mature elm and maple canopy, and bungalows and split-levels throughout — with Chinook Centre minutes away.
Established 1977 · Fish Creek Park backing · Derrick Golf & Winter Club
A quiet, park-backed enclave with plenty of single-level housing and one of the lowest turnover rates in Calgary.
Established 1985 · private lake · Fish Creek Park
Renovated bungalows, lake access and Fish Creek Park within minutes — popular with households right-sizing within the south.
Established 1971 · private lake · Shawnessy retail and CTrain
A large stock of bungalows and single-level homes on big lots, with the lake and LRT both close by.

Single-level homes in an established lake community, with mountain views from the elevated sections.

One of SE Calgary’s original communities: mid-century bungalows on large lots, walkable to Southcentre, with the Acadia Recreation Centre in the community.
Established 1963 · golf course · Glenmore Reservoir · CTrain station
Well-maintained bungalows, a private golf club, reservoir pathways and LRT access — a strong combination for single-level living.
Established 1965 · walk score 72 · Market Mall · Foothills and Children’s hospitals
Large lots and a substantial bungalow and split-level stock, minutes from three major medical and academic institutions.
Established 1978 · Fish Creek Park · Glenmore Reservoir pathway
Mature SW neighbourhood with single-level housing, park access and easy reach of the southwest leisure and retail network.
Established 1988 · walk score 68 · Westhills Town Centre · mountain views
Walkable to Westhills retail and the Westside Recreation Centre, with townhome and single-family product for households right-sizing on the west side.
For households where what matters most is being close to hospitals, recreation, groceries, transit and everyday services — often with newer, lower-maintenance housing product rather than a 1970s bungalow.
South Health Campus on site · YMCA Seton · Cineplex · major retail district
Built around one of Calgary’s newest hospitals with the largest YMCA in Canada and a full retail district within walking distance.
Walk score 62 · CTrain station · Fish Creek Park · Shawnessy Shopping Centre
LRT access plus a major shopping centre, medical services and Fish Creek Park — a rare combination that suits households reducing their driving.

A walkable village centre with independent shops and cafés, a broad range of townhome and villa product, and a strong community association.
63-acre private lake · two beach clubs · Mahogany Village Market
Award-winning amenity, village-market walkability, and significant townhome and villa product — a low-maintenance lifestyle with resort amenities.
43-acre private lake · Village at Auburn Bay · South Health Campus nearby
Lake access, walkable village retail and proximity to the hospital and YMCA make this well suited to households staying active close to services.
Century Hall (pool, rink, tennis) · Fish Creek Park · Bow River pathway
A wide range of attached and villa product with an unusually complete community recreation facility, plus Fish Creek Park on the doorstep.
Aspen Landing Shopping Centre · Westside Recreation Centre · west-side medical access
For households moving down from a larger west-side estate: a walkable shopping village, strong services, and a mix of lower-maintenance product.
West 85th Street retail · WinSport · Bow River pathway
Modern housing, strong services and quick access to the west-side retail and recreation network — a practical choice for households already living west.
17th Avenue · Glencoe Club · Elbow River pathway · walk score 72
For larger downsizes into the inner city: Mount Royal offers estate-calibre condominium and character housing walking distance from 17th Avenue and the river.
Elbow River pathway · Glencoe Club · walk score 80
An inner-city riverside enclave for households trading a large estate for a smaller property in a quieter, walkable setting.
Low-density acreage estate · golf club · 1-to-4-acre lots
Not a downsize in size, but a downsize in work: acreage estate living with city proximity for households leaving a large rural holding.
Tell Saunders & Co. what you want to keep — single-level living, a yard, walkability, proximity to family or to a hospital — and you will receive a shortlist of specific communities and property types, with what each costs to own monthly after taxes and fees.
It depends entirely on what the household wants to keep and what it wants to give up. Households that want walkability and freedom from maintenance are best served by inner-city districts such as the Beltline, Mission, Kensington and Bridgeland. Households that want genuine single-level housing in an established area look to communities like Lake Bonavista, Willow Park, Maple Ridge and Parkland. Households that prioritise proximity to hospitals, recreation and retail gravitate toward the southeast lake communities and the Seton area.
Calgary’s bungalow stock is concentrated in communities built from roughly 1955 to 1990 — among them Lake Bonavista, Willow Park, Maple Ridge, Parkland, Midnapore, Deer Run, Acadia, Canyon Meadows, Varsity and Woodbine. Because bungalow inventory is finite and rarely expands, these communities hold value well and properties tend to move quickly when priced correctly.
For many households, yes. Staying nearby preserves friendships, familiar services and established routines, which matters more for quality of life than most other factors. The trade-off is that remaining in the same community usually means waiting for the right bungalow or villa to come up rather than choosing from immediate availability — which is one reason it helps to start the search a year ahead.
Add the property taxes, utilities, insurance, any condominium or community fees, and any service fees to the purchase price — then compare that total against the household’s income and the equity released by the sale. A lower purchase price with high fees can cost more over ten years than a higher purchase price in a well-funded building with a lower fee. Saunders & Co. prepares this comparison in writing for each shortlisted property.
