Pricing Strategy
Pricing is the single most consequential decision in a sale — and the one most often made with the least evidence. This is the method Saunders & Co. uses instead.
Most sellers begin with the question "what can we get for it?" The more useful question is "which buyers does this price put us in front of?" Those two questions produce completely different numbers — and the second one is what determines whether a home sells quickly, at strength, or slowly, with reductions.
A home is worth what a qualified buyer will pay today in a competitive situation. Nothing about a listing price changes that value — it only changes how many of those buyers ever see the property. The method below exists to find that number with evidence, and to make the reasoning visible to the seller.
The right comparables come from the same community, the same era of construction and the same lot position — sold within the last 90 days wherever possible. Two homes of identical size on different streets can differ by six figures, so square footage alone is never the basis for a price.
Every comparable is adjusted for what it lacks or offers: lot, backing, garage, basement development, renovation era, and condition. Adjustments are documented so the seller can see exactly how the number was built — and challenge it.
A home is worth what a qualified buyer will pay in the current market. Pricing above the market does not create value; it creates days on market, which buyers read as a problem with the property. Accurate pricing is the highest-return decision in the entire sale.
Buyers search in bands — under $700K, $700K–$800K, and so on. Where a home sits inside its band determines how many buyers see it. Being the strongest home at a price point beats being the cheapest home in a higher band.
Strategy is what turns a priced home into a contested one: a pre-launch to agents and buyers already searching for that property, professional photography and video, and a launch designed to concentrate attention into the first days on market.
Showings, saved listings, feedback and offer activity are data. If interest is genuinely strong and no offers come, the issue is price — and it is corrected early rather than late, because the first ten days of a listing attract the largest audience it will ever have.
Buyers who need to negotiate down from an inflated price simply do not view the home at all. Overpricing removes a property from the consideration set of the buyers most likely to purchase it.
A renovation adds value where it moves the property into a better tier of its market — not automatically. Condition matters most when it is the reason a buyer walks away.
The valuation that matters is the one supported by documented comparables. A price that cannot be defended with sales data will be exposed by buyers and their agents within the first ten days.
Buying and selling in the same market means the gap between them moves together. Waiting costs more in carry costs and lifestyle than it recovers in price in most cases.

Through a Comparative Market Analysis prepared personally, not by software. Sold comparables are selected from your community, your construction era and your lot position; each is adjusted for lot, backing, garage, basement development, renovation era and condition; and the resulting range is pressure-tested against current active competition and recent expired listings. You receive the comparables and the adjustments in writing, so the reasoning is open to challenge.
Because the largest audience a listing will ever reach is in its first day or two, and buyers who think a home is overpriced do not view it — they simply exclude it. By the time a price is reduced, the pool of buyers who already saw and dismissed it rarely returns, and the days on market that accumulate become a discount in the buyer’s mind. Accurate pricing is not conservatism; it is how a home reaches the buyers most likely to compete for it.
They are useful for orientation and unreliable for decisions. Automated tools cannot see lot position, backing, renovation quality, basement development or street desirability — precisely the factors that separate two similar-looking homes by tens or hundreds of thousands of dollars in this market. They also frequently rely on stale sales. Treat an automated estimate as a starting curiosity, not a pricing strategy.
The standard is documented comparables rather than a single number: you see which sales were used, how each was adjusted and what the resulting range is. Where the market moves during a listing, that range is revisited with current data rather than left as a stale opinion. If a valuation cannot be defended with sales evidence, it is not presented as one.
That conversation is expected and useful. Bring the specific sales you believe are better comparables and they will be examined directly — sometimes they change the recommendation. What Saunders & Co. will not do is present a price that the data does not support without being clear that it is an experiment with a predictable cost in time and negotiating position.
